Where can I get my folio number?

You can find your folio number through online inspection of the Land Registry map. The Land Registry map on www.landdirect.ie can be inspected free of charge.

Do I need to be on site with the chartered surveyor?

Our chartered surveyor will require you to walk the boundary with him or her.

How does the service work?

Our chartered surveyor will examine your boundary issue and discuss with you the best approach required to resolve the issue.

How much does it cost?

A quotation will be supplied detailing the adopted approach required, each situation is different and may require a different approach. To request a quote you can contact us here.

Will a ground truth survey be required?

A ground truth survey (GTS) is normally necessary to provide the level of certainty required to resolve the issue. A GTS will be required in all cases proceeding to litigation.

Will does a ground truth survey take into account?

The ground truth survey will normally include the following features – all physical boundary features (walls, fences, hedges, etc.), pillars, gates, driveway, public road adjoining property, buildings, trees, and electricity & telecommunication poles.

How accurate is a ground truth survey?

International best practices are used to ensure the survey of your property boundaries is an order of magnitude more accurate than official national mapping available from Ordnance Survey Ireland and the Property Registration Authority. We expect that the accuracy achieved for the survey control would normally be better than +/- 0.025m at a 95% confidence level. We expect that the accuracy achieved for the boundary features (hard detail) would normally be better than +/- 0.050m at a 65% confidence level.

Do I need to have my deeds/deed maps?

Original copies of the deeds and deed maps for the property will be required, since they provide the primary evidence for the location of property boundary.

How do you identify any potential boundary issues?

By analising the differences between the original copies of the deeds and deed maps, the digital vector of the property boundary from the PRA, and the results of a ground truth survey, any potential boundary issues can be identified.

What are your payment terms?

Payment of 25% of the price is due for payment when returning the signed quotation. Payment of the remaining 75% is due on delivery of the service (maps or reports). Ownership of the maps and reports transfer from Property Boundaries Ireland to the client once full payment is completed.
